Golden Visa — real estate and capital transfer routes

Abolished by the Mais Habitação law (Lei 56/2023), effective October 2023. The EUR 500k/EUR 350k property routes, the EUR 1.5m capital transfer route and the EUR 500k listed-securities route are all gone. Anyone who already holds a permit under these routes keeps it and can still renew.

This programme is closed. We keep the page up because agents still advertise it and clients still ask. Nothing below is available to new applicants.

Portugal killed its property route two years before Spain killed its entire programme, and the political reasoning was the same in both cases: housing affordability. We mark this route as dead because a number of intermediaries still quote the EUR 350k rehabilitation figure to people making inbound enquiries.

  • If you see 2026 marketing material offering Portuguese residency for EUR 280k–500k of property, one of two things is true. Either it describes a route that is already closed, or it is not describing a Golden Visa at all.
  • Existing holders are safe on the permit itself. The citizenship timeline is a separate question, and it only stays favorable if the nationality application was already filed by 19 May 2026.
